BR3 Gas Safety Certificates

As a property owner, if you do not have BR3 Gas Safety Certificates you can be severely punished. In most cases not having a certificate will result in your insurance be invalidated; however, if there is an accident relating to the gas supply, such as carbon monoxide leaks, as the landlord you could actually be prosecuted.

A property will only be provided with the required BR3 Gas Safety Certificates once your plumber has completed the requisite tests, and is satisfied that there are no outstanding issues. Once provided, a copy of the certificate should be passed on to your tenant within 28 days, and you should keep a copy yourself for at least two years.

In cases where rental accommodation is managed by an agent, the contract you have should make it obvious who is responsible for acquiring BR3 Gas Safety Certificates from a Gas Safe approved engineer. Regardless of who assumes this responsibility, the Health and Safety Executive advises that you obtain copies of all tests and services performed on the building to ensure all legal requirements are met.

BR3 Gas Safety Certificates can only be supplied once a rented property has been thoroughly assessed by a trained expert. During a safety visit, PGS’s trained engineers complete a variety of tests which include ventilation and flue effectiveness, fitting issues, gas leaks, signs of unsafe usage and standing/working pressures.

Under UK law, landlords are required to have a gas safety check fulfilled in all properties with a gas supply on an annual basis and by a Gas Safe registered technician.
