CR3 Gas Safety Certificates

As a landlord, not obtaining the necessary CR3 Gas Safety Certificates for your properties is significantly risky. For example, insurance policies can be withdrawn immediately and, even more worryingly, because you are liable for the tenant’s safety with respect to the gas supply, if the tenant was harmed because of poorly maintained gas appliances, you could face prosecution and even prison.

With PGS, up to two appliances will set you back 90 for the CR3 Gas Safe Certificates, and our Gas Safe trained engineers can also provide certificates for any other equipment at a cost of 25 per item. Any accompanying repair work will be charged in addition to the certificate costs.

Contracts between landlords and rental agents must spell out whose job it is to organise for a Gas Safe qualified professional to inspect the property and award CR3 Gas Safety Certificates. It is also seen as best practice by the Health and Safety Executive that the landlord keeps copies of all certificates and repair documents for certainty of the accommodation being safe and legal for renting.

In cases where a rented room in a property does not itself have gas heating, but there is a gas boiler in the building, the landlord must still obtain the relevant CR3 Gas Safety Certificates. If you are uncertain whether or not your building requires certification, PGS can provide guidance.
