CR4 Gas Safety Certificates

If as a landlord you are unable to provide valid CR4 Gas Safety Certificates for your gas appliances, then the penalties can be severe. Your property insurance could be invalidated, and since as a landlord you are responsible for this aspect of your tenants’ safety, if the failure was to lead to a carbon monoxide fatality you could even be charged with manslaughter.

Rented dwellings must be successful in several tests before CR4 Gas Safety Certificates can be granted. These tests can be performed by a PGS professional, and include testing for gas discharges, errors in fitting, unsafe workings, ventilation, pressures, and issues with the removal of the products of rust.

A property will only be provided with the required CR4 Gas Safety Certificates once your plumber has completed the requisite tests, and is satisfied that there are no outstanding issues. Once provided, a copy of the certificate should be passed on to your tenant within 28 days, and you should keep a copy yourself for at least two years.

We know that landlords and letting agents can sometimes lose track of when their CR4 Gas Safety Certificates need completing again, or when the next safety test is required. As a result PGS has developed a service whereby landlords and letting agents are notified in a timely manner to book their next visit.

Landlords that use an agent to manage their buildings should ensure that the management contract specifies who will organise for a Gas Safe qualified plumber to undertake the required safety checks and issue CR4 Gas Safety Certificates. The Health and Safety Executive also recommend that landlords obtain copies of all gas-related documentation to ensure it is legitimate.
