Erith Gas Safety Certificates

Rented accommodation will receive Erith Gas Safety Certificates as soon as vital tests have been passed in the opinion of an engineer. All landlords are required to supply a copy of the certificate to the property’s tenant within 28 days, and should store a copy themselves for two years at least.

In cases where rental accommodation is managed by an agent, the contract you have should make it obvious who is responsible for acquiring Erith Gas Safety Certificates from a Gas Safe approved engineer. Regardless of who assumes this responsibility, the Health and Safety Executive advises that you obtain copies of all tests and services performed on the building to ensure all legal requirements are met.

In order to be able to grant rental properties the required Erith Gas Safety Certificates, and undertake gas product repairs and maintenance, plumbers must now be Gas Safe, rather than CORGI, registered. All of PGS’s plumbers are Gas Safe certified, and can therefore support all of a landlord’s gas safety needs.

When a PGS engineer visits a rental property in order to complete a gas safety check, they will inspect all gas equipment for, amongst other things, signs of leaks, misuse, poor aeration, and flue efficiency including rust removal. Erith Gas Safety Certificates will be awarded once these inspections are complete.

Some landlords mistakenly think that if there are no gas appliances in a rented room then Erith Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.
