E1 Gas Safety Certificates

If, as a landlord or property manager, you are unable to supply official E1 Gas Safety Certificates upon request, you may be severely penalised. For example, it is not uncommon for insurance companies to withdraw their cover of uncertified rental accommodation and you could even face a prison sentence for manslaughter if there were to be a fatal accident caused by an unsafe gas supply or appliance.

To be eligible for E1 Gas Safety Certificates, rented properties must undergo a range of inspections. These inspections, which can be performed by one of our PGS plumbers, identify many things such as signs of leaks, inappropriate usage, poor aeration, ineffective removal of combustion products by the flue and incorrect operating or idle pressures.

Letting agents and landlords sometimes have trouble remembering when their E1 Gas Safety Certificates need updating, or when the yearly safety assessment of their property is due. To make your life easier, PGS provides a service whereby you are automatically contacted when these checks are due.

Buildings that contain a gas supply and appliances in which certain rooms are rented out require E1 Gas Safety Certificates, even if there is no gas supply in the rented rooms. To make sure you have the right certification in place, you should contact PGS for confirmation.

Regardless of whether it is a rental agent or you as the landlord who appoints the Gas Safe sanctioned plumber to provide E1 Gas Safety Certificates, you should always obtain duplicates of all details of the work completed, according to the Health and Safety Executive. Furthermore, the contract between you and the agent should make it apparent who is legally responsible for scheduling tests and servicing appointments.
