Redbridge Gas Safety Certificates

Under UK law, landlords are required to have a gas safety check fulfilled in all properties with a gas supply on an annual basis and by a Gas Safe registered technician. At PGS, our technicians are Gas Safe accredited, and can therefore complete these safety checks and award Redbridge Gas Safety Certificates.

If your rental agent arranges for a Gas Safe authorised specialist to assess your property, and supply Redbridge Gas Safety Certificates, this should be stated in your contract with the agent. The Health and Safety Executive also advises you to request copies of all maintenance information so that you can be confident your property is safe and law abiding.

PGS plumbers sometimes find that extra maintenance work needs to be carried out in advance of issuing the Redbridge Gas Safety Certificates for a rental dwelling. However, because our plumbers typically complete this work together with the gas safety evaluation, you save money on another call-out.

Some landlords mistakenly think that if there are no gas appliances in a rented room then Redbridge Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.

The punishment for not having official Redbridge Gas Safety Certificates can range from fines to a criminal conviction depending on the consequences. As a landlord you are responsible for the safety of your tenant and if the tenant is in any way injured as a result of an unsafe appliance, you are responsible in the eyes of the law and could therefore face prosecution.
