EN2 Gas Safety Certificates

Landlords are expected to be able to produce valid EN2 Gas Safety Certificates when asked to do so. If you do not have a valid certificate you could face penalties that range from the annulment of insurance policies to a criminal conviction if the tenant’s safety is put at risk.

Sometimes letting agents or landlords forget to renew their EN2 Gas Safety Certificates – which can lead to an accidental, and sometimes expensive, breach in the gas safety regulations. PGS Gas Safe accredited professionals sometimes find that additional work needs to be done before they can award EN2 Gas Safety Certificates to a rented property. Normally, they combine this work with the safety assessment, which can often be cheaper than a repeat visit.

To obtain EN2 Gas Safety Certificates, rented housing must first successfully make the grade during numerous appraisals, which can be performed by a PGS technician. These appraisals include an assessment of how the appliances are fitted, whether there are any leaks, how well ventilated gas equipment is and pressure levels during operation.

It is often the rental agent who arranges for a Gas Safe endorsed technician to visit a property and grant EN2 Gas Safety Certificates. However, this responsibility should be formally documented within your property management contract, and the Health and Safety Executive encourages you to get copies of details relating to all gas safety-related work performed to ensure it meets all legal demands.
