KT10 Gas Safety Certificates

Landlords will be issued with KT10 Gas Safety Certificates once the necessary checks have been carried out to their engineer’s satisfaction. As a landlord you should give a copy to your tenant within 28 days of it being issued, and you will need to keep a copy for yourself for two years.

PGS Gas Safe accredited professionals sometimes find that additional work needs to be done before they can award KT10 Gas Safety Certificates to a rented property. Normally, they combine this work with the safety assessment, which can often be cheaper than a repeat visit.

UK law requires that all rental properties must pass examinations by a professional plumber before KT10 Gas Safety Certificates can be issued. PGS can provide this service and complete these examinations, which include checking for gas leaks, unsafe installations, a build-up of combustion outputs due to inadequate ventilation and abnormal operating or standing pressures.

As a property owner, if you do not have KT10 Gas Safety Certificates you can be severely punished. In most cases not having a certificate will result in your insurance be invalidated; however, if there is an accident relating to the gas supply, such as carbon monoxide leaks, as the landlord you could actually be prosecuted.

If you use a rental agent to manage your property, your contract should make it clear who will arrange the appointment with a Gas Safe registered engineer in order to obtain KT10 Gas Safety Certificates. The advice from the Health and Safety Executive is to also request copies of any checks and maintenance information relating to your property to make sure that it meets legal requirements.
