KT17 Gas Safety Certificates
Regardless of whether it is a rental agent or you as the landlord who appoints the Gas Safe sanctioned plumber to provide KT17 Gas Safety Certificates, you should always obtain duplicates of all details of the work completed, according to the Health and Safety Executive. Furthermore, the contract between you and the agent should make it apparent who is legally responsible for scheduling tests and servicing appointments.

To be awarded with KT17 Gas Safety Certificates, dwellings must first pass an inspection by a certified technician. Once granted, copies of the certificates have to be provided to the tenant within 28 days and the landlord needs to, for at least two years, keep a copy too.
For up to two domestic devices, KT17 Gas Safety Certificates cost £75, with certificates beyond this costing £20 each and being available directly from your PGS Gas Safe certified technician. Repairs that are essential for granting the gas safety certificates will be priced on an individual basis.
Landlords are expected to be able to produce valid KT17 Gas Safety Certificates when asked to do so. If you do not have a valid certificate you could face penalties that range from the annulment of insurance policies to a criminal conviction if the tenant’s safety is put at risk.
