KT18 Gas Safety Certificates

KT18 Gas Safety Certificates can only be supplied once a rented property has been thoroughly assessed by a trained expert. During a safety visit, PGS’s trained engineers complete a variety of tests which include ventilation and flue effectiveness, fitting issues, gas leaks, signs of unsafe usage and standing/working pressures.

The punishment for not having official KT18 Gas Safety Certificates can range from fines to a criminal conviction depending on the consequences. As a landlord you are responsible for the safety of your tenant and if the tenant is in any way injured as a result of an unsafe appliance, you are responsible in the eyes of the law and could therefore face prosecution.

PGS plumbers sometimes find that extra maintenance work needs to be carried out in advance of issuing the KT18 Gas Safety Certificates for a rental dwelling. However, because our plumbers typically complete this work together with the gas safety evaluation, you save money on another call-out.

Landlords will be issued with KT18 Gas Safety Certificates once the necessary checks have been carried out to their engineer’s satisfaction. As a landlord you should give a copy to your tenant within 28 days of it being issued, and you will need to keep a copy for yourself for two years.

Individuals who work with gas now have to be Gas Safe authorised, rather than registered with CORGI. Gas Safe authorisation is also required to undertake gas safety inspections and to provide KT18 Gas Safety Certificates for rented housing, and all PGS technicians are Gas Safe approved and can work with landlords and letting agents to certify properties as gas safe.
