Horton Gas Safety Certificates

Landlords are legally required to have all rented dwellings with a gas supply inspected by a Gas Safe specialist every 12 months. PGS can provide a Gas Safe certified specialist to undertake these inspections and supply Horton Gas Safety Certificates as needed.

As a landlord, not obtaining the necessary Horton Gas Safety Certificates for your properties is significantly risky. For example, insurance policies can be withdrawn immediately and, even more worryingly, because you are liable for the tenant’s safety with respect to the gas supply, if the tenant was harmed because of poorly maintained gas appliances, you could face prosecution and even prison.

In order to qualify for Horton Gas Safety Certificates, rental accommodation must undergo a range of tests, including those for leaks, installation faults, aeration issues, evidence of misuse and flue efficiency. All these essential tests can be completed by a PGS qualified plumber to ensure the effective working order of your gas equipment.

Buildings with a gas supply, where some of the rooms are rented out, need Horton Gas Safety Certificates, despite the fact the rented areas may not contain gas heating. PGS offers landlords and agents guidance on whether or not they need to get their buildings gas safety accredited, so if you are ever unsure simply get in touch.

It should always be documented in the contract between you and a managing agent who is liable for organising Horton Gas Safety Certificates from a Gas Safe certified expert. However, even if the agent assumes this responsibility, the Health and Safety Executive still recommend that the landlord asks for duplicates of all gas safety records so that you can be sure of meeting your legal needs.
