KT3 Gas Safety Certificates

Some landlords mistakenly think that if there are no gas appliances in a rented room then KT3 Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.

Gas Safe Registration has now superseded CORGI as the required qualification for any individual who wants to work with gas supplies and products in the UK. In order to be able to award KT3 Gas Safety Certificates we make sure all of our technicians at PGS are Gas Safe registered.

Before KT3 Gas Safety Certificates can be supplied, rental dwellings must first be examined successfully, and PGS can provide this service. Our engineers will seek out signs of leakage, improper operation, ineffective aeration, combustion output build-up or unsafe appliance pressure, and any other requirements to ensure the property meets the gas safety standard.

Rented accommodation will receive KT3 Gas Safety Certificates as soon as vital tests have been passed in the opinion of an engineer. All landlords are required to supply a copy of the certificate to the property’s tenant within 28 days, and should store a copy themselves for two years at least.

Contracts between landlords and rental agents must spell out whose job it is to organise for a Gas Safe qualified professional to inspect the property and award KT3 Gas Safety Certificates. It is also seen as best practice by the Health and Safety Executive that the landlord keeps copies of all certificates and repair documents for certainty of the accommodation being safe and legal for renting.
