New Malden Gas Safety Certificates

Some landlords mistakenly think that if there are no gas appliances in a rented room then New Malden Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.

For landlords and rental agents, remembering when your New Malden Gas Safety Certificates need renewing and your annual checks must be carried out can be a headache. PGS can keep track of this on your behalf; we offer the landlords and agents that we work with an annual reminder service.

In order for a property to receive its New Malden Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

There can be major consequences for you as a landlord if you do not have legitimate New Malden Gas Safety Certificates in place for your properties. Consequences may include withdrawal of insurance and, in some cases, even criminal prosecution where the tenant’s safety is put in danger from carbon monoxide-related leaks.

British regulations stipulate that landlords must have their rented housing evaluated by a Gas Safe certified professional no less than once per year. At PGS, our certified professionals can complete these evaluations and present the required New Malden Gas Safety Certificates to property owners.
