KT7 Gas Safety Certificates

To be eligible for KT7 Gas Safety Certificates, rented properties must undergo a range of inspections. These inspections, which can be performed by one of our PGS plumbers, identify many things such as signs of leaks, inappropriate usage, poor aeration, ineffective removal of combustion products by the flue and incorrect operating or idle pressures.

On occasion, during a routine gas safety test, our certified specialists at PGS may discover that additional repairs are required before KT7 Gas Safety Certificates can be provided to the landlord or rental agent. These repairs are often done as part of the same appointment, lowering your costs.

As a landlord, not obtaining the necessary KT7 Gas Safety Certificates for your properties is significantly risky. For example, insurance policies can be withdrawn immediately and, even more worryingly, because you are liable for the tenant’s safety with respect to the gas supply, if the tenant was harmed because of poorly maintained gas appliances, you could face prosecution and even prison.

Landlords are obliged by law to make sure their rented properties with a gas supply are examined by a Gas Safe endorsed engineer every year. With our sufficiently qualified and Gas Safe endorsed engineers, PGS is well placed to conduct the essential examinations and grant KT7 Gas Safety Certificates.

Some landlords mistakenly think that if there are no gas appliances in a rented room then KT7 Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.
