KT8 Gas Safety Certificates

Buildings that contain a gas supply and appliances in which certain rooms are rented out require KT8 Gas Safety Certificates, even if there is no gas supply in the rented rooms. To make sure you have the right certification in place, you should contact PGS for confirmation.

Landlords that do not have the required KT8 Gas Safety Certificates in place can face significant punishment. For example, your building and contents insurance may be annulled and if your neglect causes a tenant to die of carbon monoxide poisoning, you could be prosecuted.

In Great Britain, landlords must ensure that a gas safety test is completed by a Gas Safe qualified professional every year for all rental housing. PGS’s Gas Safe engineers are capable of completing these tests as well as issuing landlords with KT8 Gas Safety Certificates.

To obtain KT8 Gas Safety Certificates, rented housing must first successfully make the grade during numerous appraisals, which can be performed by a PGS technician. These appraisals include an assessment of how the appliances are fitted, whether there are any leaks, how well ventilated gas equipment is and pressure levels during operation.

The cost of KT8 Gas Safety Certificates for up to two appliances is 90, and your PGS Gas Safe registered engineer can issue certificates for additional appliances for 25 each. Any repairs or replacements that need to be done before the certificates can be issued will be charged on top of this.
