N1 Gas Safety Certificates
It should always be documented in the contract between you and a managing agent who is liable for organising N1 Gas Safety Certificates from a Gas Safe certified expert. However, even if the agent assumes this responsibility, the Health and Safety Executive still recommend that the landlord asks for duplicates of all gas safety records so that you can be sure of meeting your legal needs.
A property will only be provided with the required N1 Gas Safety Certificates once your plumber has completed the requisite tests, and is satisfied that there are no outstanding issues. Once provided, a copy of the certificate should be passed on to your tenant within 28 days, and you should keep a copy yourself for at least two years.
Landlords that do not have the required N1 Gas Safety Certificates in place can face significant punishment. For example, your building and contents insurance may be annulled and if your neglect causes a tenant to die of carbon monoxide poisoning, you could be prosecuted.
To obtain N1 Gas Safety Certificates, rented housing must first successfully make the grade during numerous appraisals, which can be performed by a PGS technician. These appraisals include an assessment of how the appliances are fitted, whether there are any leaks, how well ventilated gas equipment is and pressure levels during operation.
