N22 Gas Safety Certificates

To be eligible for N22 Gas Safety Certificates, rented properties must undergo a range of inspections. These inspections, which can be performed by one of our PGS plumbers, identify many things such as signs of leaks, inappropriate usage, poor aeration, ineffective removal of combustion products by the flue and incorrect operating or idle pressures.

Knowing exactly when your property’s N22 Gas Safety Certificates need to be renewed, or when your next annual safety visit is due, can be stressful to manage. To make things a little easier for you and prevent any unintentional legal breaches, PGS offers a reminder service.

Landlords are legally required to have all rented dwellings with a gas supply inspected by a Gas Safe specialist every 12 months. PGS can provide a Gas Safe certified specialist to undertake these inspections and supply N22 Gas Safety Certificates as needed.

In order for a property to receive its N22 Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant to be handed over within 28 days and one for you to file for 24 months.

As a property owner, if you do not have N22 Gas Safety Certificates you can be severely punished. In most cases not having a certificate will result in your insurance be invalidated; however, if there is an accident relating to the gas supply, such as carbon monoxide leaks, as the landlord you could actually be prosecuted.
