NW4 Gas Safety Certificates
Buildings with a gas supply, where some of the rooms are rented out, need NW4 Gas Safety Certificates, despite the fact the rented areas may not contain gas heating. Our Gas Safe approved technicians always try to make any necessary repairs before the NW4 Gas Safety Certificates can be issued, while they perform the gas safety assessment. By doing all the work in one visit to your rented property we minimise the amount we charge.
To obtain the necessary NW4 Gas Safety Certificates the property must be evaluated by a qualified technician. A certificate will only be supplied once the technician is happy the property’s gas system is completely safe, at which point the tenant should be provided a copy of the certificate within 28 days, and the landlord should retain a copy for two years.
Before properties can receive their NW4 Gas Safety Certificates, they must be successful in a range of assessments for gas leaks, installation flaws, ventilation issues, signs of inappropriate use, standing and operational pressures and flue effectiveness. All of these assessments can be undertaken by PGS engineers.
UK law dictates that properties which are leased must be gas safety checked annually by a Gas Safe authorised technician. With PGS, our Gas Safe authorised plumbers can complete these inspections in addition to being able to award NW4 Gas Safety Certificates accordingly, to landlords.
