Queensbury Gas Safety Certificates

Contracts between landlords and rental agents must spell out whose job it is to organise for a Gas Safe qualified professional to inspect the property and award Queensbury Gas Safety Certificates. It is also seen as best practice by the Health and Safety Executive that the landlord keeps copies of all certificates and repair documents for certainty of the accommodation being safe and legal for renting.

These will usually include the invalidation of your insurance and may even extend to criminal prosecution for manslaughter in carbon monoxide poisoning, or gas explosion, cases, as you are liable for the safety of your tenants.

Landlords cannot obtain Queensbury Gas Safety Certificates for their properties until specific safety tests are completed, and the results are of an acceptable standard to your plumber. The tenant should then be issued with a copy of the certificate within 28 days and the landlord should store a copy for two years.
