RM10 Gas Safety Certificates

In order for a property to receive its RM10 Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

Contracts between landlords and rental agents must spell out whose job it is to organise for a Gas Safe qualified professional to inspect the property and award RM10 Gas Safety Certificates. It is also seen as best practice by the Health and Safety Executive that the landlord keeps copies of all certificates and repair documents for certainty of the accommodation being safe and legal for renting.

Landlords are legally required to have all rented dwellings with a gas supply inspected by a Gas Safe specialist every 12 months. PGS can provide a Gas Safe certified specialist to undertake these inspections and supply RM10 Gas Safety Certificates as needed.

To obtain RM10 Gas Safety Certificates, rented housing must first successfully make the grade during numerous appraisals, which can be performed by a PGS technician. These appraisals include an assessment of how the appliances are fitted, whether there are any leaks, how well ventilated gas equipment is and pressure levels during operation.
