RM12 Gas Safety Certificates
Some landlords mistakenly think that if there are no gas appliances in a rented room then RM12 Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.
For up to two domestic devices, RM12 Gas Safety Certificates cost £75, with certificates beyond this costing £20 each and being available directly from your PGS Gas Safe certified technician. Repairs that are essential for granting the gas safety certificates will be priced on an individual basis.
To work with gas, and award RM12 Gas Safety Certificates, to rental dwellings, engineers now have to be Gas Safe approved – as a result, CORGI is now just a membership organisation. All PGS plumbers are Gas Safe approved and able to serve all your gas-related requirements.
Landlords are legally required to have all rented dwellings with a gas supply inspected by a Gas Safe specialist every 12 months. PGS can provide a Gas Safe certified specialist to undertake these inspections and supply RM12 Gas Safety Certificates as needed.
Sometimes, our experts find while conducting a check on gas safety that they need to undertake supplementary maintenance prior to awarding RM12 Gas Safety Certificates to rented accommodation. The good news is that they often complete this maintenance at the same time as the safety check, minimising the fee you pay.
