RM3 Gas Safety Certificates

It can be difficult for landlords and agents to always know when RM3 Gas Safety Certificates need to be updated or if a gas safety check-up is required. With PGS, we keep things simple for you and even offer a reminder service, which will make sure you are contacted at exactly the right time to organise your next visit by one of our qualified professionals.

At PGS, we charge 90 for RM3 Gas Safety Certificates which cover up to two appliances, and 25 for each extra certificate you purchase from your Gas Safe endorsed technician. If any repairs or exchanges are called for before we can issue the certificates, these will be priced alongside the other costs.

Landlords are expected to be able to produce valid RM3 Gas Safety Certificates when asked to do so. If you do not have a valid certificate you could face penalties that range from the annulment of insurance policies to a criminal conviction if the tenant’s safety is put at risk.

Some landlords mistakenly think that if there are no gas appliances in a rented room then RM3 Gas Safety Certificates are unnecessary. However, if the building in question contains a gas supply a valid certificate is still essential, and PGS is able to provide advice and guidance for you if you are uncertain of what your building needs.

Anyone working with gas now has to be registered with Gas Safe, rather than CORGI. PGS’s Gas Safe authorised specialists have all the necessary qualifications to work with landlords and letting agents on their rental properties, which means we can undertake all the required safety assessments and thereby also issue RM3 Gas Safety Certificates.
