SE22 Gas Safety Certificates

SE22 Gas Safety Certificates will only be granted after our engineers are satisfied that the property has been examined, and is convinced there are no remaining safety concerns. The tenant should be given a copy of the certificate within 28 days, and the landlord should hold onto a copy for two years.

In cases where rental accommodation is managed by an agent, the contract you have should make it obvious who is responsible for acquiring SE22 Gas Safety Certificates from a Gas Safe approved engineer. Regardless of who assumes this responsibility, the Health and Safety Executive advises that you obtain copies of all tests and services performed on the building to ensure all legal requirements are met.

The cost of SE22 Gas Safety Certificates for up to two appliances is £90, and your PGS Gas Safe registered engineer can issue certificates for additional appliances for £25 each. Any repairs or replacements that need to be done before the certificates can be issued will be charged on top of this.

There can be major consequences for you as a landlord if you do not have legitimate SE22 Gas Safety Certificates in place for your properties. Consequences may include withdrawal of insurance and, in some cases, even criminal prosecution where the tenant’s safety is put in danger from carbon monoxide-related leaks.
