SE24 Gas Safety Certificates

The punishment for not having official SE24 Gas Safety Certificates can range from fines to a criminal conviction depending on the consequences. As a landlord you are responsible for the safety of your tenant and if the tenant is in any way injured as a result of an unsafe appliance, you are responsible in the eyes of the law and could therefore face prosecution.

It can be difficult for landlords to keep track of when their SE24 Gas Safety Certificates are due for renewal or their regular inspections need to be completed. This is why PGS offer a reminder service, whereby you are automatically informed when your gas safety checks are required.

With PGS, up to two appliances will set you back £90 for the SE24 Gas Safe Certificates, and our Gas Safe trained engineers can also provide certificates for any other equipment at a cost of £25 per item. Any accompanying repair work will be charged in addition to the certificate costs.

Rented accommodation will receive SE24 Gas Safety Certificates as soon as vital tests have been passed in the opinion of an engineer. All landlords are required to supply a copy of the certificate to the property’s tenant within 28 days, and should store a copy themselves for two years at least.

It is often the rental agent who arranges for a Gas Safe endorsed technician to visit a property and grant SE24 Gas Safety Certificates. However, this responsibility should be formally documented within your property management contract, and the Health and Safety Executive encourages you to get copies of details relating to all gas safety-related work performed to ensure it meets all legal demands.
