SE4 Gas Safety Certificates

In order to be able to grant rental properties the required SE4 Gas Safety Certificates, and undertake gas product repairs and maintenance, plumbers must now be Gas Safe, rather than CORGI, registered. All of PGS’s plumbers are Gas Safe certified, and can therefore support all of a landlord’s gas safety needs.

Regardless of whether it is a rental agent or you as the landlord who appoints the Gas Safe sanctioned plumber to provide SE4 Gas Safety Certificates, you should always obtain duplicates of all details of the work completed, according to the Health and Safety Executive. Furthermore, the contract between you and the agent should make it apparent who is legally responsible for scheduling tests and servicing appointments.

As a landlord, not obtaining the necessary SE4 Gas Safety Certificates for your properties is significantly risky. For example, insurance policies can be withdrawn immediately and, even more worryingly, because you are liable for the tenant’s safety with respect to the gas supply, if the tenant was harmed because of poorly maintained gas appliances, you could face prosecution and even prison.

To gain the SE4 Gas Safety Certificates for your properties, an inspection must be made and approved by a suitable engineer. The authorised specialist will award the relevant certificates once all appliances have been inspected and any safety issues have been resolved, and then the landlord is required to give the tenant a duplicate within 28 days and for two years keep a duplicate themselves.
