Camberwell Gas Safety Certificates

Contracts between landlords and rental agents must spell out whose job it is to organise for a Gas Safe qualified professional to inspect the property and award Camberwell Gas Safety Certificates. It is also seen as best practice by the Health and Safety Executive that the landlord keeps copies of all certificates and repair documents for certainty of the accommodation being safe and legal for renting.

In order for a property to receive its Camberwell Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

Landlords and letting agents who do not have the required Camberwell Gas Safety Certificates can face tough penalties. These will usually include the invalidation of your insurance and may even extend to criminal prosecution for manslaughter in carbon monoxide poisoning, or gas explosion, cases, as you are liable for the safety of your tenants.

To be eligible for Camberwell Gas Safety Certificates, rented properties must undergo a range of inspections. These inspections, which can be performed by one of our PGS plumbers, identify many things such as signs of leaks, inappropriate usage, poor aeration, ineffective removal of combustion products by the flue and incorrect operating or idle pressures.
