Southwark Gas Safety Certificates

A property will only be provided with the required Southwark Gas Safety Certificates once your plumber has completed the requisite tests, and is satisfied that there are no outstanding issues. Once provided, a copy of the certificate should be passed on to your tenant within 28 days, and you should keep a copy yourself for at least two years.

PGS Gas Safe accredited professionals sometimes find that additional work needs to be done before they can award Southwark Gas Safety Certificates to a rented property. Normally, they combine this work with the safety assessment, which can often be cheaper than a repeat visit.

The punishment for not having official Southwark Gas Safety Certificates can range from fines to a criminal conviction depending on the consequences. As a landlord you are responsible for the safety of your tenant and if the tenant is in any way injured as a result of an unsafe appliance, you are responsible in the eyes of the law and could therefore face prosecution.

In cases where a rented room in a property does not itself have gas heating, but there is a gas boiler in the building, the landlord must still obtain the relevant Southwark Gas Safety Certificates. If you are uncertain whether or not your building requires certification, PGS can provide guidance.

Individuals who work with gas now have to be Gas Safe authorised, rather than registered with CORGI. Gas Safe authorisation is also required to undertake gas safety inspections and to provide Southwark Gas Safety Certificates for rented housing, and all PGS technicians are Gas Safe approved and can work with landlords and letting agents to certify properties as gas safe.
