SM2 Gas Safety Certificates

It is often the rental agent who arranges for a Gas Safe endorsed technician to visit a property and grant SM2 Gas Safety Certificates. However, this responsibility should be formally documented within your property management contract, and the Health and Safety Executive encourages you to get copies of details relating to all gas safety-related work performed to ensure it meets all legal demands.

For landlords and rental agents, remembering when your SM2 Gas Safety Certificates need renewing and your annual checks must be carried out can be a headache. PGS can keep track of this on your behalf; we offer the landlords and agents that we work with an annual reminder service.

Even if a room in a building is rented out without gas heating, but there is a gas boiler in the property, the landlord must be able to present a valid certificate. If you’re not sure whether your property requires SM2 Gas Safety Certificates, then you can contact PGS for further advice.

By law, rental properties must have a gas safety check carried out every 12 months by a Gas Safe registered engineer. At PGS, our engineers are Gas Safe registered so are able to carry out these checks and issue the necessary SM2 Gas Safety Certificates to landlords.

PGS Gas Safe certified experts can provide SM2 Gas Safety Certificates for up to two electrical devices at a rate of 90, with supplementary certificates available for 25 each. However, any work that needs to be done before cerficates can be issued will be charged in addition to this.
