SW16 Gas Safety Certificates

It is often the rental agent who arranges for a Gas Safe endorsed technician to visit a property and grant SW16 Gas Safety Certificates. However, this responsibility should be formally documented within your property management contract, and the Health and Safety Executive encourages you to get copies of details relating to all gas safety-related work performed to ensure it meets all legal demands.

The punishment for not having official SW16 Gas Safety Certificates can range from fines to a criminal conviction depending on the consequences. As a landlord you are responsible for the safety of your tenant and if the tenant is in any way injured as a result of an unsafe appliance, you are responsible in the eyes of the law and could therefore face prosecution.

PGS Gas Safe accredited professionals sometimes find that additional work needs to be done before they can award SW16 Gas Safety Certificates to a rented property. Normally, they combine this work with the safety assessment, which can often be cheaper than a repeat visit.

In cases where a rented room in a property does not itself have gas heating, but there is a gas boiler in the building, the landlord must still obtain the relevant SW16 Gas Safety Certificates. If you are uncertain whether or not your building requires certification, PGS can provide guidance.

At PGS, we charge 90 for SW16 Gas Safety Certificates which cover up to two appliances, and 25 for each extra certificate you purchase from your Gas Safe endorsed technician. If any repairs or exchanges are called for before we can issue the certificates, these will be priced alongside the other costs.
