Strawberry Hill Gas Safety Certificates

In order for a property to receive its Strawberry Hill Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

British regulations stipulate that landlords must have their rented housing evaluated by a Gas Safe certified professional no less than once per year. As a landlord, not obtaining the necessary Strawberry Hill Gas Safety Certificates for your properties is significantly risky. For example, insurance policies can be withdrawn immediately and, even more worryingly, because you are liable for the tenant’s safety with respect to the gas supply, if the tenant was harmed because of poorly maintained gas appliances, you could face prosecution and even prison.

If your rental agent arranges for a Gas Safe authorised specialist to assess your property, and supply Strawberry Hill Gas Safety Certificates, this should be stated in your contract with the agent. The Health and Safety Executive also advises you to request copies of all maintenance information so that you can be confident your property is safe and law abiding.
