TW17 Gas Safety Certificates

Rented accommodation will receive TW17 Gas Safety Certificates as soon as vital tests have been passed in the opinion of an engineer. All landlords are required to supply a copy of the certificate to the property’s tenant within 28 days, and should store a copy themselves for two years at least.

It can be difficult to recall exactly when your TW17 Gas Safety Certificates are up for renewal, or when your next annual safety evaluation is called for, particularly if you have a large property portfolio. To help resolve this problem, and prevent inadvertent regulation infringements, PGS provides a safety check prompting service for landlords and agents.

UK regulations require that rented accommodation must have a gas safety check undertaken at least once a year by a Gas Safe accredited plumber. At PGS, all our plumbers are Gas Safe accredited and can provide the necessary checks and required TW17 Gas Safety Certificates to property owners.

The punishment for not having official TW17 Gas Safety Certificates can range from fines to a criminal conviction depending on the consequences. As a landlord you are responsible for the safety of your tenant and if the tenant is in any way injured as a result of an unsafe appliance, you are responsible in the eyes of the law and could therefore face prosecution.

If you use a rental agent to manage your property, your contract should make it clear who will arrange the appointment with a Gas Safe registered engineer in order to obtain TW17 Gas Safety Certificates. The advice from the Health and Safety Executive is to also request copies of any checks and maintenance information relating to your property to make sure that it meets legal requirements.
