UB2 Gas Safety Certificates

Knowing exactly when your property’s UB2 Gas Safety Certificates need to be renewed, or when your next annual safety visit is due, can be stressful to manage. To make things a little easier for you and prevent any unintentional legal breaches, PGS offers a reminder service.

If your room which you rent out has no gas heating and only a gas boiler on the premises, you must still have a certificate – if you are unsure whether your accommodation requires UB2 Gas Safety Certificates, you should contact PGS. We have a detailed knowledge of the regulations, and can help you determine whether gas safe accreditation is required.

It is often the rental agent who arranges for a Gas Safe endorsed technician to visit a property and grant UB2 Gas Safety Certificates. However, this responsibility should be formally documented within your property management contract, and the Health and Safety Executive encourages you to get copies of details relating to all gas safety-related work performed to ensure it meets all legal demands.

Our Gas Safe approved technicians always try to make any necessary repairs before the UB2 Gas Safety Certificates can be issued, while they perform the gas safety assessment. By doing all the work in one visit to your rented property we minimise the amount we charge.

For up to two domestic devices, UB2 Gas Safety Certificates cost £90, with certificates beyond this costing £25 each and being available directly from your PGS Gas Safe certified technician. Repairs that are essential for granting the gas safety certificates will be priced on an individual basis.
