UB4 Gas Safety Certificates

It should always be documented in the contract between you and a managing agent who is liable for organising UB4 Gas Safety Certificates from a Gas Safe certified expert. However, even if the agent assumes this responsibility, the Health and Safety Executive still recommend that the landlord asks for duplicates of all gas safety records so that you can be sure of meeting your legal needs.

PGS Gas Safe certified experts can provide UB4 Gas Safety Certificates for up to two electrical devices at a rate of 90, with supplementary certificates available for 25 each. However, any work that needs to be done before cerficates can be issued will be charged in addition to this.

UB4 Gas Safety Certificates will only be granted after our engineers are satisfied that the property has been examined, and is convinced there are no remaining safety concerns. The tenant should be given a copy of the certificate within 28 days, and the landlord should hold onto a copy for two years.

As a property owner, if you do not have UB4 Gas Safety Certificates you can be severely punished. In most cases not having a certificate will result in your insurance be invalidated; however, if there is an accident relating to the gas supply, such as carbon monoxide leaks, as the landlord you could actually be prosecuted.
