Bedford Park Gas Safety Certificates

Landlords that use an agent to manage their buildings should ensure that the management contract specifies who will organise for a Gas Safe qualified plumber to undertake the required safety checks and issue Bedford Park Gas Safety Certificates. The Health and Safety Executive also recommend that landlords obtain copies of all gas-related documentation to ensure it is legitimate.

A property will only be provided with the required Bedford Park Gas Safety Certificates once your plumber has completed the requisite tests, and is satisfied that there are no outstanding issues. Once provided, a copy of the certificate should be passed on to your tenant within 28 days, and you should keep a copy yourself for at least two years.

As a landlord, not obtaining the necessary Bedford Park Gas Safety Certificates for your properties is significantly risky. For example, insurance policies can be withdrawn immediately and, even more worryingly, because you are liable for the tenant’s safety with respect to the gas supply, if the tenant was harmed because of poorly maintained gas appliances, you could face prosecution and even prison.

At PGS, we charge £90 for Bedford Park Gas Safety Certificates which cover up to two appliances, and £25 for each extra certificate you purchase from your Gas Safe endorsed technician. If any repairs or exchanges are called for before we can issue the certificates, these will be priced alongside the other costs.

By law, rental properties must have a gas safety check carried out every 12 months by a Gas Safe registered engineer. At PGS, our engineers are Gas Safe registered so are able to carry out these checks and issue the necessary Bedford Park Gas Safety Certificates to landlords.
