WD18 Gas Safety Certificates

Sometimes, our experts find while conducting a check on gas safety that they need to undertake supplementary maintenance prior to awarding WD18 Gas Safety Certificates to rented accommodation. The good news is that they often complete this maintenance at the same time as the safety check, minimising the fee you pay.

When a PGS engineer visits a rental property in order to complete a gas safety check, they will inspect all gas equipment for, amongst other things, signs of leaks, misuse, poor aeration, and flue efficiency including rust removal. WD18 Gas Safety Certificates will be awarded once these inspections are complete.

It should always be documented in the contract between you and a managing agent who is liable for organising WD18 Gas Safety Certificates from a Gas Safe certified expert. However, even if the agent assumes this responsibility, the Health and Safety Executive still recommend that the landlord asks for duplicates of all gas safety records so that you can be sure of meeting your legal needs.

In order to be able to grant rental properties the required WD18 Gas Safety Certificates, and undertake gas product repairs and maintenance, plumbers must now be Gas Safe, rather than CORGI, registered. All of PGS’s plumbers are Gas Safe certified, and can therefore support all of a landlord’s gas safety needs.

Even if a room in a building is rented out without gas heating, but there is a gas boiler in the property, the landlord must be able to present a valid certificate. If you’re not sure whether your property requires WD18 Gas Safety Certificates, then you can contact PGS for further advice.
