Bedmond Gas Safety Certificates

In order for a property to receive its Bedmond Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

If as a landlord you are unable to provide valid Bedmond Gas Safety Certificates for your gas appliances, then the penalties can be severe. Your property insurance could be invalidated, and since as a landlord you are responsible for this aspect of your tenants’ safety, if the failure was to lead to a carbon monoxide fatality you could even be charged with manslaughter.

Landlords that use an agent to manage their buildings should ensure that the management contract specifies who will organise for a Gas Safe qualified plumber to undertake the required safety checks and issue Bedmond Gas Safety Certificates. The Health and Safety Executive also recommend that landlords obtain copies of all gas-related documentation to ensure it is legitimate.

PGS Gas Safe certified experts can provide Bedmond Gas Safety Certificates for up to two electrical devices at a rate of £90, with supplementary certificates available for £25 each. However, any work that needs to be done before cerficates can be issued will be charged in addition to this.

In order to qualify for Bedmond Gas Safety Certificates, rental accommodation must undergo a range of tests, including those for leaks, installation faults, aeration issues, evidence of misuse and flue efficiency.
