EN1 Gas Safety Certificates

In order for a property to receive its EN1 Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

Regardless of whether it is a rental agent or you as the landlord who appoints the Gas Safe sanctioned plumber to provide EN1 Gas Safety Certificates, you should always obtain duplicates of all details of the work completed, according to the Health and Safety Executive. Furthermore, the contract between you and the agent should make it apparent who is legally responsible for scheduling tests and servicing appointments.

Buildings with a gas supply, where some of the rooms are rented out, need EN1 Gas Safety Certificates, despite the fact the rented areas may not contain gas heating. It can be difficult for landlords to keep track of when their EN1 Gas Safety Certificates are due for renewal or their regular inspections need to be completed. This is why PGS offer a reminder service, whereby you are automatically informed when your gas safety checks are required.

At PGS, we charge £90 for EN1 Gas Safety Certificates which cover up to two appliances, and £25 for each extra certificate you purchase from your Gas Safe endorsed technician. If any repairs or exchanges are called for before we can issue the certificates, these will be priced alongside the other costs.
