A landlord is legally responsible for the safety of the tenants in their property. PGS Plumbers work with landlords to help them with these responsibilities, from making sure that a valid gas safety certificate has been issued for the property, to dealing directly with tenants to ensure that any problems they have with the systems and appliances in the property are dealt with promptly and efficiently.
PGS can also advise on the steps a landlord or agent can take to ensure the property is satisfactorily prepared for letting. For example, we recommend that tenants should be issued with an information sheet with such basic information as what to do in an emergency, and the location of the gas meter and gas cut-off valve.
It may be that the property is managed by a letting agent – if this is the case then the agent and the landlord should be clear on where the responsibilities for these matters lie, and this should be clearly defined in the contract.
