Maple Cross Gas Safety Certificates

In order for a property to receive its Maple Cross Gas Safety Certificates it must first pass certain tests administered by an engineer. Once the engineer is convinced of the property’s gas safety, they will furnish the landlord with copies of the certificates, one for your tenant – to be handed over within 28 days – and one for you to file for 24 months.

Property owners without legitimate Maple Cross Gas Safety Certificates for their properties can be disciplined strictly. Such reprimands can even include a criminal conviction in cases where poorly maintained gas appliances result in harm or death and you will also have your insurance withdrawn.

If your rental agent arranges for a Gas Safe authorised specialist to assess your property, and supply Maple Cross Gas Safety Certificates, this should be stated in your contract with the agent. The Health and Safety Executive also advises you to request copies of all maintenance information so that you can be confident your property is safe and law abiding.

UK law requires that all rental properties must pass examinations by a professional plumber before Maple Cross Gas Safety Certificates can be issued.
